1. Clear the perimeter around the outside of the house. 

The home inspector will be looking at several things around the outside of the house. They may check the opening to the crawlspace if present, look at the exterior HVAC components, check entry points for water or electrical lines, and also check the siding and the roof. It is best if you clear the direct perimeter around your house for this reason. 

2. Make sure all the lights in the house function and have bulbs.

The home inspector will be going to each room and area in the house, and they will be turning on the light switches to make sure they are functional. Do the inspector a favor and make sure you have bulbs in all of the light fixtures. 

3. Clean up and declutter the house. 

The inspector should be able to move around the house freely, and they can only do that if the house is generally clean and free of clutter. It is best to clean up the house and move any clutter that could get in the way. 

4. Change the filter in your HVAC system. 

Air quality tests may be done while the inspector is in the house, especially if there are suspicions of a problem. If you haven't changed your air filter in a while, go ahead and do that. Likewise, it is a good idea to clean the vents and return vents throughout the house. 

5. Make sure all electrical control points are accessible. 

All points of electrical control will be examined during the inspection. This includes things like the breaker panel and any switches you have in the house. If these points are blocked off, it will take a lot longer for the inspector to move throughout the house. Additionally, make sure these points are easy to get to if they are located in places like the basement, in a cellar, or up in the attic.
